STEP 1: CONTACT AND SALES PROCESS

The first step in the sales process in Spain is to contact us and go through all the documents, taxes and costs together. Only when we have gone through everything and agreed on the price and terms, do we draw up a sales contract that gives us the right to sell your home.

We collect all the necessary documents, a list of documents can be found in our brochure, and together with you as the owner we design a strategy for selling the home.

 
 

STEP 2: MARKETING

When everything is ready, we move on to step 2, where we create an individual marketing plan for each residence. A good presentation with high-quality photos is important, and we also offer 3D floor plans and video presentations according to your wishes.

We use a number of different marketing channels, such as international portals, Facebook and Google Ads to reach a wide customer base. We have visible offices and a strong network of partners and brokers both locally and internationally, which means that your home will be visible.

In order to sell, it is crucial to reach out to a large customer base both locally and internationally.

STEP 3: CUSTOMER REQUESTS

Follows up on all customer inquiries and makes contact with previous interested parties, as well as arranges private viewings of your home. We place great emphasis on providing an optimal presentation of your home, as we know what customers are interested in and what catches their attention.

STEP 4: NEGOTIATION AND RESERVATION

When a potential buyer is interested in your home, we begin negotiations to reach an agreement on price and terms. In Spain, bidding is usually more like a direct negotiation because the viewings are private and on different days, so only one bid is presented at a time.

Once both parties agree on the price and terms, we draw up a reservation contract specifying the details of the purchase and transfer of the home. The buyer pays a deposit, signs the contract and the home is then taken off the market.

STEP 5: SURRENDER

After the home has been reserved, it usually takes about 40-60 days for the transfer to take place. We strongly recommend that you use a settlement agent or attorney to protect your interests, pay taxes and fees, and request documentation. We can recommend several professional settlement agents and attorneys who can assist you.

During this period, we collect all the necessary documentation, close the loan and calculate taxes and fees. All sales must be signed before a notary and registered in the land registry.

At the notary visit, all documentation is reviewed and verified and payment is confirmed before the buyer and seller sign the final transfer document, also known as the deed (Escritura). Normally, the purchase price is paid by check or bank transfer. After the final handover is complete, we will continue to assist you with whatever is needed.
