If you are at the beginning of your housing search, planning to move or have already found a home that you like online, we really want to hear from you and help you in the best way possible. The first step is to establish contact with us so that we can create an overview of your criteria and wishes. It is important that you are honest with yourself and with us about what you are looking for and what is important to you. In this way, we can streamline the search process and avoid you wasting time on housing that does not match your needs once you are in Spain.
We want to help you find your dream home in Spain and the more specific you are with your wishes, the easier it will be for us to find good options for you before you travel down. When we have your wish list ready, we will search our cooperation network and other local brokers for suitable objects.
Before you travel down to Spain, we will put together an exact viewing list of properties that match your preferences for you to review. This means we can use our time in Spain more efficiently and only show you properties that may really be relevant to you.
Your personal agent always has your interests in mind and will do their utmost to show you a wide range of homes, negotiate prices and give you advice and support throughout the process. We normally book 1-3 days for each client, depending on your experience of the area and the number of homes you want to see. It's important to remember that showings are not a commitment to buy, so you can take your time to find the right home for you.
It's important to be open and clear with your agent during showings about your likes and dislikes and if your criteria change. It gives your agent the opportunity to adjust the viewing list during the trip and find more suitable options that may not have been included from the beginning. We understand that the criteria may change frequently during the viewings based on your preferences and feedback.
In Spain, bidding works more like a direct negotiation, as housing prices are not fixed in any system. This means that some homes may be priced correctly while others may be overvalued. Once you've found one or more homes you're interested in, work with your agent to create a strategy plan to negotiate the best price. Your agent has experience in dealing with different nationalities and knows the market and the right prices.
Once you and the seller have agreed on the price and terms of the home, either your agent or your attorney will draw up a reservation agreement. This agreement establishes the agreed terms and reserves the home from the market. Usually, a reservation fee is required to be paid to the seller or their representative of between 3,000 and 6,000 euros, or 10% of the purchase price.
Before the final signing of the purchase, when both the buyer and the seller sign the deed at the notary, we will check that all documentation, loans and debts on the home are in order. We will also book an appointment with the notary to ensure a smooth transfer.
Before you complete the purchase of your house in Spain, it usually takes 40-60 days from booking to transfer. We strongly recommend that you have an attorney or representative represent you and your interests throughout the process. They can offer several services to make the purchase as simple and smooth as possible. If you do not already have a lawyer, we can recommend one for you.
Your lawyer or representative will validate all the documentation relating to the home, apply for the NIE (Spanish tax number), open a bank account in your name in a Spanish bank, give advice and help with mortgages, and assist with inheritance and wills. In addition, they can assist you at the notary and sign the deed on your behalf as well as ensure that electricity, water and tax contracts are changed to your name.
To complete a sale, both buyer and seller must sign the purchase contract in front of a notary public and register it in the land registry. The notary validates all documentation and payment before the contract is signed and the deal becomes official. Payment is usually made by bank check or confirmed transfer.
